🏠 Looking Forward From 2023 Housing Market

2023 saw an 11.4% decline in total homes sold in the Dayton area compared to 2022. But by December, the sales started to tick up ever so slightly (+0.2%).

While sales slowed down last year, prices continued to go up. The average home sold for $255,812, which is 7% higher than in 2022. Why? Supply and demand!

Across last year, fewer homes were listed, which limited supply. And while demand wasn't as high as 18 months ago β€” when buyers would throw an extra $50k at sellers β€” it was still higher than the supply. So prices went up as buyers bid against each other.

Coming into 2024, supply is still constrained. Based on data through the end of December, there are 1.7 months of supply left (homes listed / homes sold). That's not as low as 2022 started, but it's much lower than the 3-4 months that used to be the norm around here.

Even with the anticipated rate cuts coming this year and opening up more inventory, prices will likely continue increasing. This might be our new normal, but despite how drastic it feels, it's still peanuts compared to most of the country. [Dayton Daily News]

 

🍳 Now Serving: The Brunch Pub

Centerville's newest spot, The Brunch Pub, is now open for business! They'll be serving up what their operator, Lorenzo Bas, calls "farm-to-table comfort food." Think of dishes like New York strip steaks and omelettes stuffed with veggies.

Sourcing locally grown ingredients is a core part of The Brunch Pub's ethos. Not only do they want to support local farms, but they also know fresher ingredients mean better flavors. In that spirit, they'll also have fresh seafood available Monday through Friday.

Lorenzo wants this to be a place where people can hang out after their meal. So, the restaurant's design features a modern, rustic look with warm lighting. It has a dining area, bar, and a cozy lounge with a fireplace, perfect for relaxing evenings.

The Brunch Pub is located at 101 W. Franklin St. in Centerville. They're open from 9 am to 10 pm on weekdays, and later on weekends. Brunch is served until 3 pm, followed by a pub menu. Plan on giving them a try this weekend? Let us know how it goes! [Dayton.com]
